The Shore Club, Long Bay

A residence held outright in your own name. The Turks and Caicos registers all land, so title passes at the Land Registry rather than by deed, and a purchase is either freehold, known locally as absolute title, or a strata lot. The suites sit in two low-rise buildings and are held as strata lots, three dimensional parcels registered separately from the common areas and run by a strata corporation under the Strata Titles Ordinance. The six Estate Villas are detached. The parcel, the title and the share of common property are confirmed for the specific residence before you commit.

This is whole ownership, so there is no allocated week and no points. You use the residence when you want it. When you are away, the Hartling Group can let it through the resort under a rental and management agreement, subject to availability. Suites let from junior suite up to three bedrooms. Each villa lets in a 3, 4, 5 or 6 bedroom configuration for up to 14 guests. The split, the minimum stay and any blackout dates sit in the owner documents and are confirmed for the specific residence before you commit.

There is no annual government property tax and no council tax in the Turks and Caicos, so the yearly charge is the strata or estate assessment. It carries the insurance programme, the grounds, the pools, the common areas and the management contract, and it is set by the owners' budget each year at the annual general meeting. No figure is published, so the assessment is confirmed for the specific residence before you commit. Government charges of 12% accommodation tax and a 10% service charge apply to rental stays.

An owner uses the resort the way a guest does, from the four pools and the four restaurants to the Dune Spa, the tennis court and the kids club. Breakfast at Almond Tree and the watersports kit are included for guests. The list below sets out what is on site, and the concierge arranges the rest, from a kiteboarding lesson on Long Bay to a private chef in a villa.

The Shore Club opened in 2016, the first resort built on Long Bay Beach, and is the third project by the Hartling Group after The Sands and The Palms at Grace Bay. RAD Architecture laid it out as a village of low-rise, Barbadian style buildings along 820 feet of beachfront. There are 38 suites in two low-rise buildings and six detached Estate Villas of 8,800 sq ft each. On site are four pools, four restaurants, four bars, the Dune Spa, a floodlit tennis court and a 3,000 sq ft ballroom. The resort joined the Leading Hotels of the World in March 2026.

The address is 13 Sea Breeze Close, on Long Bay Beach on the south east coast of Providenciales. Long Bay runs about 3 miles, shallow and calm, and is the main kiteboarding beach on the island. Grace Bay and its shops and restaurants are 2.5 miles away, and Providenciales International Airport is a 15 minute drive. Direct flights run from New York, Miami, Atlanta, Charlotte, Dallas, Toronto and Montreal, with Miami about 90 minutes out. A resort shuttle runs to The Palms at Grace Bay.

A foreign individual buys freely in the Turks and Caicos, with no licence and no permit. A foreign company or trust cannot hold title directly and has to incorporate locally first. Each side instructs a Turks and Caicos attorney, whose fee is usually about 1% of the price, and the transfer is registered at the Land Registry, where anyone can buy a copy of the register for USD 25. Stamp duty on Providenciales is 10% above USD 500,000, charged on the whole price and paid by the buyer within 30 days of the transfer. The agent's fee, 6% on a developed property, is normally paid by the seller. Buying does not by itself grant residency.
