Four Seasons Private Residences

A whole-ownership residence, held freehold or under the local equivalent, with title in your own name and a share of the building's common parts. The form differs by country, so it is named on the contract rather than assumed. At DIFC, real property is registered with the DIFC's own Registrar of Real Property, which administers the DIFC Real Property Law and the DIFC Strata Title Law and processes freehold transfers separately from the wider Dubai register. Spain, India, the Bahamas, Morocco and California each apply their own tenure. The tenure, unit number and floor area are confirmed for the specific residence before you commit.

There are no allocated weeks and no fixed season. An owner uses the residence when they wish, year round, and Four Seasons property management looks after it while they are away. Where a building's rules and the local licensing regime allow it, an owner may place the residence into a letting arrangement with the operator, subject to availability. Letting is not offered at every address in this group. House rules on guests, works and pets are set by each owners' association, and both are confirmed for the specific building before you commit.

Four Seasons does not publish a service charge or an annual fee for any of the 6 addresses in this group. Each building sets its own charge through its owners' association or strata body, and what that charge covers, and how it is assessed against a residence, is set out in that building's own documents. Property taxes and transfer costs are local, and Spain, India, the Bahamas, Morocco, California and the DIFC each treat them differently. Every figure is confirmed in writing for the specific residence before you commit.

Amenities are set by each building rather than shared across the group, and the list below is drawn from the operator's own published schedule for each of these 6 addresses. Four Seasons runs the residential service at every one, and the staffing follows the hotel or resort next door. Which of these facilities serves a particular residence, and which of them carries a charge on top of the building's own, is confirmed before you commit.

In Mumbai, 41 residences by Gensler, interiors by Yabu Pushelberg, for Provenance Land, opening 2025. In Madrid, 22 residences in the Canalejas Centre by Estudio de Arquitectura Lamela, interiors by Luis Bustamante, finished 2019. At the Ocean Club, 60 residences across 4 low-rise buildings by SB Architects, interiors by Champalimaud. Marrakech holds 43 residences for Kingdom and DHC Maroc. Los Angeles holds 59 over 12 storeys by CallisonRTKL, interiors by Martyn Lawrence Bullard, finished 2020.

DIFC sets the residences inside Dubai's financial district, beside Four Seasons Hotel Dubai International Financial Centre at Gate Village, looking towards the Burj Khalifa. Mumbai sits at Worli, above the Arabian Sea and the Mahalaxmi Race Course. Madrid is in the Canalejas Centre, by the hotel on Calle de Sevilla. The Ocean Club stands at One Ocean Drive on Paradise Island, on an 8 kilometre white-sand beach behind 35 acres of gardens. Marrakech lies on Boulevard de la Menara between the medina and the Ville Nouvelle, facing the Atlas mountains. Los Angeles is a tower in Beverly Hills.

Four Seasons records Madrid, Marrakech and Los Angeles as sold out by their developers, so buying at those 3 means buying from an owner when one chooses to sell. The DIFC page lists residences currently available through the developer, and the Ocean Club and Mumbai are sold through their developers' own offices. Mumbai is recorded as opening in 2025. 2 of these jurisdictions put a documented process in front of a foreign buyer. At DIFC, freehold transfers, leases and mortgages are registered with the DIFC's own Registrar of Real Property, under the DIFC Real Property Law, the DIFC Strata Title Law and the DIFC Leasing Law, and not with the wider Dubai register. India is the strict one. Under the Foreign Exchange Management (Non-Debt Instruments) Rules 2019, non-resident Indians and overseas citizens of India may buy residential property, while a foreign national of non-Indian origin resident outside India may not, and is held to a lease of up to 5 years or inheritance. The Bahamas, Morocco, Spain and California each set their own conditions, confirmed with local counsel.
