At Beverly Hills you buy a condominium unit at 9200 Wilshire Boulevard from BSD Beverly Hills Propco LLC, under a recorded condominium declaration that sets the legal boundaries of your home. Barcelona is sold by PG111 Project S.L.U., part of KKH Property Investors. Bodrum villas and residences are sold by Astaş Gayrimenkul Yatırım ve Turizm A.Ş. The Mandarin Oriental name is licensed to each developer under an agreement that can be revoked or terminated, and that licence is not part of what you acquire. The holding structure is confirmed for the specific residence before you commit.

There are no fixed weeks and no allocation system. You use the home when you like, year-round, and you can resell it on the open market. The Beverly Hills and Bodrum developers both refer to rental programmes offered to purchasers, so letting is possible in principle, subject to availability, and the rules for a particular residence are confirmed before you commit. Owners at Bodrum have the use of 2.5 kilometres of private shoreline and three bays. Bali owners will have their own clubhouse and access to the resort facilities.

None of the five publishes a service charge, so the annual figure, the way it is assessed and what it covers are confirmed for the specific residence before you commit. It funds the staff, the residents' amenities, insurance and reserves. Mandarin Oriental services sit on top: the Beverly Hills team states that select services may incur an additional fee. Property taxes and transfer costs differ in California, Spain, Türkiye and Indonesia, and your own adviser should quote them for the residence you choose.

Each building and resort is staffed by Mandarin Oriental. The list below sets out what is on site, place by place: the resident lifestyle concierge, home services and rooftop amenities at Beverly Hills; the residents' lounge, garden level and spa suites in Barcelona; the owners' clubhouse, private beaches and spa at Bodrum; and the clubhouse and resort access planned at Bali.

Beverly Hills holds 54 residences in a building of 197,000 sq ft (about 18,300 sq m) over a full city block, completed in 2021, architecture by MVE & Partners, interiors by 1508 London in their first United States project, with Molteni cabinetry, Miele appliances and Vitrocsa sliding doors. Homes run from one to three bedrooms; penthouses are about 2,400 to 6,600 sq ft (223 to 613 sq m), four of them over two floors, two with private pools of 33 feet. Barcelona is a building of 20 storeys at Passeig de Gràcia 111 holding 30 apartments and 4 penthouses, with penthouse interiors by John Pawson and a Patek Philippe store at street level.

The Residences at Mandarin Oriental, Bodrum sit at Cennet Koyu, or Paradise Bay, on the Göltürkbükü side of the peninsula: 98 villas and 116 residences with infinity-edge pools, beside a resort designed by Antonio Citterio Patricia Viel with 10 restaurants and bars and The Spa at Mandarin Oriental. A further collection, Mandarin Oriental Residences, Cennet Koyu, is being released by the same developer. Bali brings 68 villas of three to six bedrooms on an 8-hectare site above a 110-key resort on the Bukit peninsula, architecture by Design Lab, interiors by Jeffrey Wilkes, landscaping by Bill Bensley, opening 2027.

Beverly Hills sits in the Golden Triangle, minutes from Rodeo Drive, with Café Boulud and Boulud Privé planned in the building. Barcelona is on Passeig de Gràcia, a few doors from the Mandarin Oriental hotel at number 38 to 40, and 20 to 30 minutes from El Prat airport. Bodrum is about 35 minutes from Milas-Bodrum airport, 10 minutes from Türkbükü and 30 to 35 minutes from Bodrum Castle. The Bali site is next to Bukit Pandawa golf course and minutes from Bali National Golf Club, with direct access to a protected white-sand beach.

We do not take enquiries on Boca Raton, and here is why. A Penn-Florida affiliate began a 163-room hotel and 85 condominiums on 1.49 acres at 105 East Camino Real. Lenders affiliated with Apollo Global Management filed a foreclosure claim of USD 417.7 million in July 2026, citing a missed February 2025 completion date and, among other alleged defaults, the termination of the hotel management agreement. Thirteen buyers have sued the developer; one won a judgment of USD 1.98 million. We will revisit the listing when the ownership and the brand agreement are settled.

Each home is sold by its developer or the developer's broker, not by Mandarin Oriental. Rules for foreign buyers differ in each country, so the structure open to you in Spain, Türkiye and Indonesia is confirmed in writing for the specific residence before you commit.
