Mr. C Residences, Jumeirah

Whole ownership of a named unit in Mr. C Residences Jumeirah, registered at the Dubai Land Department with a title deed in your name. Homes here already trade as ready property: the Land Department has recorded 37 sale entries in the building, alongside mortgages and family grants. The brand is licensed, not owned. Alta Real Estate Development LLC holds a limited right to use the Mr. C name and logos, and no part of that brand passes to a buyer. Jumeirah Second is not one of Dubai's general foreign-ownership districts, so the form of title, and who may hold it here, is confirmed for the specific residence before you commit.

Year-round owner use. There is no hotel on the site and no rental pool run by the developer: these are 27 homes sold outright, with a private lift into each one and no public hallways. To let a residence for short stays, Dubai's Department of Economy and Tourism must register and approve the apartment before it is listed anywhere, and the building management's own rules on short letting should be confirmed in writing first. Where an owner offers their residence to a guest, Avory arranges that stay directly with the owner, subject to availability.

Service charges in Dubai are set per square foot of the unit area, approved by the Land Department and billed to owners through its Mollak system. The rate for this building is confirmed for the specific residence before you commit, because the Land Department's index will only quote a charge against a title deed number. Electricity, water and district cooling are metered separately. Transfer costs are published and fixed: 4% of the sale value, split 2% buyer and 2% seller, AED 250 for the title deed, AED 250 for the map, AED 10 knowledge and AED 10 innovation fees, and AED 4,000 plus VAT to the registration trustee.

Service runs through the Mr. C residences team under a designated Director of Residences, with a residents app, a 24-hour doorman, and valet under the covered drop-off. Butler service and housekeeping are available in the residence, and a private chef can be hired. Bellini Cafe sits beside the lobby and opens onto the canal promenade, serving the pool deck and delivering into the homes. The amenity deck faces both the canal and the Burj Khalifa. Two buildings by Arquitectonica, with Bernardo Fort-Brescia leading the design: a curved block facing the canal, and a smaller elliptical tower behind it holding penthouses only. Townhouses line the boardwalk. Interiors are by Meyer Davis, landscape by Cracknell. There are 27 residences over six levels, ground and mezzanine townhouses below four residential floors. Construction began in June 2021 and finished in October 2023, and the Land Department recorded the project value at AED 221,011,000. Ceilings run 2.7 m to 3.2 m, and to 7.6 m in the double-height duplex penthouse. Kitchens are Italkraft, with Miele, Wolf and Sub-Zero appliances and Lutron controls.

Developer floor plans give three-bedroom apartments at 2,977 sq ft (277 sq m) including terrace, four-bedroom corner homes at 3,749 sq ft (348 sq m), ground-and-mezzanine townhouses at 4,955 to 5,554 sq ft, full-floor four-bedroom penthouses at 5,531 sq ft, and five-bedroom penthouses at 8,949 or 10,539 sq ft. The six-bedroom duplex with roof is 15,220 sq ft (1,414 sq m), of which 6,581 sq ft is indoors, and it carries three pools, a gym, a library and a children's playroom. Every home has a plunge pool set into the terrace, either 6.0 m by 2.3 m or 5.2 m by 1.8 m, 0.9 m deep. Areas registered at the Land Department are measured differently.

The building stands directly on the Dubai Water Canal in Jumeirah 2, with the promenade at the door and the Burj Khalifa across the water. City Walk and the canal boardwalk restaurants are a few minutes away, and Jumeirah Beach Park a short drive. Dubai International is about 18 minutes by road, and Al Maktoum International about 43 minutes. Downtown Dubai is close enough for dinner without living in it.

A Dubai purchase is registered in person at a Land Department registration trustee office, which issues the title deed in the buyer's name. Fees are published rather than negotiated, and the trustee fee is a flat AED 4,000 plus VAT on any sale of AED 500,000 or more. Non-GCC buyers may own in Dubai's designated areas. Jumeirah Second is not one of those general districts, so eligibility for this building, and the exact form of title, is confirmed with the Land Department and with Alta before you commit. Nothing in the Mr. C brand licence transfers with the home.
