Six Senses Residences

Four separate products sit under one brand here, and the structure differs at each. At Courchevel you buy an apartment or duplex penthouse outright in a residence of 53 homes, with underground parking, a ski locker and a cellar attached to the lot. In the Kitzbühel Alps the villas and apartments carry Austrian holiday home permits, which give the owner the legal right to use the property on a full or temporary basis. At The Palm, Dubai the developer has sold every residence, so a purchase now is a resale. The Ibiza estates were sold from 2021 and also trade privately. Title, lot and permit are confirmed for the specific residence before you commit.

At Courchevel owners use their apartment as they wish and tell the reservations team the dates, and family and friends may use it on the same basis. The season runs from December to April. When they are away, owners may place the apartment in the rental programme, which Six Senses manages end to end, subject to availability. In the Kitzbühel Alps the holiday home permit is what allows full or part year private use, and the operator says a hotel run rental programme may be offered, subject to availability. At The Palm, owners have unlimited use of the Six Senses Place club, excluding anything charged a la carte.

At The Palm the developer publishes an estimated service charge of about AED 38.5 per square foot, and its buyer guide sets the Dubai Land Department transfer fee at 4 per cent of the price plus administration fees. At Courchevel the annual charge is not published. It covers the serviced schedule, including 24 hour security, concierge, heat, light and power, common area housekeeping, snow clearing and exterior maintenance. Spa membership comes with every apartment, and access is free of charge for the first three years after purchase. Austrian charges are not published. Every figure is confirmed for the specific residence before you commit.

The list below is drawn from the published Courchevel schedule, which is the fullest of the four and the closest to hotel servicing, plus the named wellness facilities at Ibiza and The Palm. Each resort runs its own version of the schedule, so the services that attach to a specific residence, and what each one costs, are confirmed in writing before you commit.

The residence opened in December 2015 as the first fully serviced residential building in the village, with 53 apartments and duplex penthouses of up to five bedrooms and no hotel attached. Interiors are by Alain Foeillet, and Morpheus London produced a furniture collection for owners who want the apartment finished for them. The spa runs to 7,500 square feet, with five treatment rooms, an indoor pool, a Kneipp bath, bio sauna, steam room, outdoor hot tub, gym and studio. Sumosan serves breakfast and a Japanese dinner menu. A ski lodge with heated boot racks sits at the La Croisette lifts.

Six Senses Ibiza opened on 10 July 2021 at Cala Xarraca on the northern tip of the island, at Camí de Sa Torre 71, Sant Joan de Labritja. It was conceived by the architect and developer Jonathan Leitersdorf, and was the first resort and residential community in the Balearic Islands certified under BREEAM. It runs on its own renewable source for up to 51 per cent of demand at any moment. There are 137 accommodations, including cave suites cut into the cliffs, and 19 residences and 2 mansions of three to ten bedrooms with private pools. Ibiza airport is a 35 minute drive.

The Austrian project sits at Pass Thurn in the municipality of Mittersill, beside the protected Wasenmoos moor, about 20 minutes by road from Kitzbühel and some 250 metres from the Panoramabahn Kitzbüheler Alpen gondola. The plan is a 77 room hotel with 14 suites, 30 apartments totalling 6,603 square metres and 10 villas on a site of 43,502 square metres, with a spa of about 3,000 square metres. Architecture is by IAW, interiors by Martin Brudnizki. Work started in 2019 and stopped in summer 2025. A funding agreement with a London firm fell away in January 2026, the site was still idle in late May 2026, and the apartment permits run to 9 September 2027.

On the West Crescent of Palm Jumeirah, with a private stretch of beach. Select Group, founded in 2002, is the developer and Six Senses operates. The scheme is LEED certified and holds a 61 room hotel, 163 branded residences as penthouses, royal penthouses and duplex sky villas, and nine five bedroom beachfront signature villas, each with a garden and infinity pool. At its centre is Six Senses Place, a club of 60,000 square feet with a longevity clinic, IV lounge, biohacking room, massage circuit pool, squash court and spa. Completion is scheduled for the second quarter of 2026. Dubai International is about 30 minutes away.

Three legal systems, three processes. In France you buy through the named Courchevel agents, Savills and Sorores, and Savills notes that new build purchases carry reduced notary fees. In Austria the holiday home permit is what makes private use lawful, so the permit attaching to the specific villa or apartment is checked before an offer is made. In Dubai a non resident buyer needs a passport copy, and the Land Department takes 4 per cent of the price plus administration fees on transfer. In Spain a resale is a private matter between owner and buyer, handled by the owner's agent and a Spanish notary.
