One Za'abeel Residences by One&Only

A whole-ownership residence in One Za'abeel The Residences, the 59-storey tower that holds 264 private residences: 1, 2, 3 and 4-bedroom simplexes and duplexes, and one 5-bedroom penthouse. Title is registered with the Dubai Land Department, which issues the title deed. Foreign ownership runs under Regulation No. 3 of 2006, which sets the areas of Dubai open to non-nationals, so the designation that applies to the plot and the tenure written on the deed are both checked before contract. The hotel tower carries a separate product, One&Only Private Homes: serviced apartments and penthouses.

Owner use is year-round. There are no fixed weeks and no allocation calendar, because this is outright ownership rather than a club membership. Owners letting short term need a holiday home permit from Dubai's Department of Economy and Tourism, and every apartment must be registered and approved by the department before it is listed. House rules for the residence tower, including any minimum tenancy the owners' association sets, are confirmed for the specific residence before you commit. Holding costs are a service charge, set annually and billed to the unit. It covers the common parts and the resident facilities: the pool, the gardens, the gym, the games rooms, and the 24/7 concierge, valet and security. The amount for One Za'abeel The Residences is confirmed for the specific residence before you commit, as is the reserve fund contribution. On transfer the buyer pays the Dubai Land Department registration fee and the trustee office charges, both confirmed at the time of transfer.

Residents draw on two sets of facilities: their own, in the residence tower, and the hotel's, across The Link. The list below is what the developer and the operator publish. Anything a specific residence includes as standard, such as a parking bay or a housekeeping allowance, is confirmed in writing before you commit.

Nikken Sekkei designed One Za'abeel as two towers on either side of a city highway, joined by The Link. One Za'abeel The Residences rises 235 metres over 59 floors. The second tower reaches 301 metres over 68 floors and mixes offices, serviced apartments and hotel floors. The Link is a 230-metre sky concourse 100 metres up, holding restaurants, bars, an observation deck and a suspended infinity pool. Its 67.277-metre cantilever was recognised by Guinness World Records on 1 March 2024 as the longest in a building. ALEC built the project, completed in 2023. Jean-Michel Gathy of Denniston designed the hotel rooms and its branded residences.

One Za'abeel stands at the entrance to central Dubai's financial district, with Zabeel Park on one side and the Dubai World Trade Centre alongside. The podium rises from street level in gardens and water, and carries The Gallery, the retail and dining level, with a garden pool above. Dubai International is the nearest airport. Because The Link bridges the highway between the towers, the two work as one address on foot, and residents reach the hotel's restaurants and pools without going outside.

Dubai is open to foreign buyers, but only in the areas the government designates. Under Regulation No. 3 of 2006, non-nationals may hold freehold without restriction in those areas, or take usufruct or a lease of up to 99 years, and there is no age limit. The Dubai Land Department issues the title deed and registers the sale, normally through a trustee office, and the registration and trustee charges fall due at that point. Confirm the designation that applies to the plot, and the tenure on the deed, before you commit.
