Private villas on the Amanzoe estate in the Peloponnese, each with its own pool and Aman staff.
Amanzoe sits on a hilltop above the Aegean at Porto Heli, with a collection of private villas on the estate that owners let through the resort when not in use. Villas range from one to nine bedrooms with private pools, and Aman runs them fully staffed. Avory arranges villa stays and introduces buyers to villas for sale, subject to availability.
Lo que posee
A whole villa on the Amanzoe estate, with its own plot, pool and gardens, bought from the developer or from an existing owner. Villas inside a Greek integrated resort can be held as horizontal or vertical property and transferred outright, or taken on a long lease of at least 10 years, so which form applies to a given villa, and what is registered in your name, is confirmed for the specific residence before you commit. Either way the villa stays inside the estate's co-ownership and operating regulation, which fixes the minimum services and how shared costs are split.
Uso
Owners use the villa themselves and hand it back to the operator for the rest of the year. Grivalia Hospitality, which owns Amanzoe, describes owners living in their villas for part of the year and the resort managing and letting them for the remainder, subject to availability. Letting terms, minimum stays and blackout dates sit in the management agreement for each villa, not in a published tariff. The resort works a season rather than a full year: Aman's own offer calendar runs to 15 November 2026 and then 1 April to 15 November 2027. A new villa can be built to a buyer's specification, within Aman's guidelines, in about 2 years from the reservation agreement.
Los costes de tenencia
No service charge is published. The estate's co-ownership and operating regulation sets the minimum services and how common expenses are allocated, so the annual charge, what it covers and how it is assessed are confirmed for the specific villa before you commit, along with the split if the villa goes into the resort's letting programme. Greek running costs sit on top: the annual ENFIA property tax on assessed value, utilities, and the villa's own staff where they fall outside the service charge. Purchase taxes and fees are set out under Buying here.

The estate
Amanzoe covers 103 hectares on high ground above Porto Heli and opened in August 2012, the first Aman in Europe to sell residences. Edward Tuttle drew the architecture, interiors and furniture, Doxiadis Plus the landscape and Domotechniki built it: sand coloured marble floors, dry stone clad walls, columns and cornices. The hotel side is 38 pavilions and 4 beach cabanas. 13 villas are built and let by the resort, 2 more are under construction for 2027, and 5 beach villas of 650 to 810 sq m are being added by the owner. Villa 20 is the largest, 4,992 sq m over six levels, with nine bedrooms, 11 pools and its own spa.
The resort
The Aman Spa runs to 2,850 sq m, with seven treatment suites and a facial room, a Watsu pool, hammam, sauna, steam room and cold plunge, a gym, a Pilates studio and a hilltop yoga pavilion. There are 2 floodlit tennis courts and a movement and recovery programme put together with Novak Djokovic. Dining is spread across The Restaurant, Akari for sushi, Nura, the Pool Restaurant and Bostani, laid under the olive trees. Below the hill the beach club sits on Korakia beach with 4 pools, a restaurant, a two room spa and watersports, and the Wally One powerboat runs island trips, subject to availability.
The location
The estate stands on one of the highest points above Porto Heli in Argolida, looking over the Argolic Gulf and the Aegean, with the private beach and beach club in a sheltered bay below and transfers down included. Athens International Airport is a 2 hour 45 minute drive, or 25 minutes by helicopter to the helipad on site, and Kalamata is 3 hours by road. Spetses is close by boat, and Epidaurus, Mycenae and Nafplio are day trips. Inland at Kilada, the estate's original developer is building an 18 hole Jack Nicklaus Signature course, still shown as under construction on its own project page.
Buying here
Greece is open to foreign buyers and the mechanics are ordinary. You take a Greek tax number, appoint a Greek lawyer to check title at the land registry and the cadastre, then complete by notarial deed, which is registered. Transfer tax is 3% of assessed value, with notary, legal and registry fees on top, and the property is declared each year for ENFIA. Resort villas carry extra rules: an integrated resort must sit on at least 150,000 sq m with a five star hotel, no more than 30% of the built surface may be sold or long leased, a long lease runs at least 10 years, and nothing transfers until building is finished and the permits are issued.
Cómo lo gestiona Avory
Avory deals with the Aman Residences sales office at Amanzoe and, for a resale, with the owner's own agent. After you enquire we ask for that villa's specification and title form, the co-ownership and operating regulation, the management agreement and the service charge, and we arrange a viewing in season. Stays in owner villas are booked through the resort, subject to availability. Nothing here is priced publicly and standing stock is thin. Request access.
