Hable con nosotros

Fairmont Heritage Place, Ghirardelli Square is a set of one- to three-bedroom residences inside the landmark Ghirardelli buildings at the foot of Russian Hill, facing the Bay and Alcatraz. Deeded one tenth interests carry a minimum of 35 nights a year on a floating club calendar, with Fairmont staff, housekeeping and concierge. Avory already places guests here through owner residences and can source resale interests through its owner contacts. Subject to availability.

Lo que posee

A one tenth deeded interest in a named residence, held as real property, transferred by deed and with no end date. The club is built from 53 residences, each divided into 10 interests, so 530 interests exist across the buildings. An interest can be sold, gifted or left in a will. Fairmont, part of Accor, runs the residences and the owner services under a trademark licence, and the sales office states plainly that the project is not owned or developed by Fairmont Hotels and Resorts. A small number of whole ownership condominiums in the same buildings are sold separately.

Uso

Ownership is deeded into a specific residence, but the use floats. Each interest carries a minimum of 35 nights a year, booked through the club calendar rather than as fixed weeks, and owners may be placed in one, two or three bedroom plans with different views depending on what is free. Reciprocal use lets owners exchange nights into the other Fairmont Heritage Place clubs, at Acapulco Diamante, Franz Klammer Lodge in Telluride, Mayakoba, At Nature's Door in Whistler and Inspiration in Miramar Beach, and into Fairmont, Raffles and Accor hotels, with further reach through The Registry Collection, subject to availability. Reservation windows, stay lengths and the exchange allowance are confirmed for the specific residence before you commit.

Los costes de tenencia

Dues are billed monthly and pay for the Fairmont management, the owner services team and the building. A two bedroom tenth interest listed for resale in January 2026 quoted dues of USD 1,450 a month. The whole ownership residence the sales office currently offers, Residence 411, carries an HOA charge of USD 6,896 a month. Dues on any particular interest are confirmed for the specific residence before you commit. San Francisco secured property tax is 1.18268325 per cent of assessed value for the 2025 to 2026 fiscal year. City transfer tax is USD 2.50 per USD 500 of consideration up to USD 250,000, then USD 3.40 per USD 500.

Servicios y comodidades

Fairmont runs the building as a serviced address, with an owner services team, a 24 hour concierge and butler desk, housekeeping, valet and in residence dining. Owners also enrol in the Accor ownership benefits programme, which carries top tier status and a preferred owner rate at more than 4,500 Accor hotels. The list below is what sits on site and what comes through Accor. Charges that fall outside the monthly dues are set out in the club documents.

  • 24 hour concierge and butler desk
  • A la carte and daily housekeeping
  • Valet parking for up to two vehicles
  • Pre-arrival grocery shopping and itinerary planning
  • In residence dining delivered from the Fairmont kitchen
  • Owner lounge with billiards and a dining area

  • Mustard and Nursery terraces with fire pits over the bay
  • Fitness room on site and an in-house maintenance team
  • Weekly wine and cheese reception and owner events

El edificio

The residences occupy the Chocolate, Cocoa and Mustard Buildings and parts of the Clock Tower and Woolen Buildings. The oldest, the Pioneer Woolen Mill of 1862, was designed by William S. Mooser. Domenico Ghirardelli bought the block in 1893, and Mooser and his son designed most of the factory that followed. Wurster, Bernardi and Emmons, with the landscape architect Lawrence Halprin, turned the works into a public square in 1964, the first large adaptive reuse scheme in the United States. Hornberger + Worstell converted the upper floors into 53 residences, opened in June 2008, with interiors by Sue Firestone Associates. Brick walls and timber beams were left exposed.

The square below

Ghirardelli Square is 12 linked brick buildings holding about 100,000 sq ft of shops and restaurants, listed on the National Register of Historic Places in April 1982 and a San Francisco landmark since 1970. It draws close to nine million visitors a year. Jamestown, which bought the retail in 2013, sold it in April 2026 to Embrace Real Estate and 1823 Partners, with Continuum Partners taking over management. The 53 residence Fairmont Heritage Place was not part of that sale. Tenants include the Ghirardelli flagship store, McCormick and Kuleto's, Palette Tea House and Cultivar.

The location

The square sits on the waterfront at the foot of Russian Hill. Fisherman's Wharf is a short walk, the Marina and Russian Hill are walkable, and trolley stops sit alongside the square for the rest of the city. Embarcadero and Montgomery Street stations are about a mile away and Powell Street about a mile and a half. San Francisco International is 17 miles and about 30 minutes by car, Oakland 21.5 miles and about 45 minutes, San Jose 49.3 miles and about an hour and 10 minutes.

Buying here

There is no bar on a foreign buyer owning San Francisco property, but a fractional interest is a registered offering and that is the real gate. The sales office states this is not an offer to sell to residents of jurisdictions where registration requirements have not been fulfilled, and that eligibility and the residences available depend on the buyer's country of residence. Get that confirmed in writing before you spend on diligence. On a later sale by a non resident owner, United States federal withholding of 15 per cent of the gross price generally applies, collected by the buyer, so take tax advice first.

Cómo lo gestiona Avory

Avory works with the Fairmont owner services team at 900 North Point, the sales office on site, and the San Francisco brokers who hold resale interests. After you enquire you get the club documents, the dues for the residence in question, a list of the interests actually available, and a viewing. Where an owner residence is free, Avory can place you in it for a stay, subject to availability. Avory is not the seller and not Fairmont, and the club controls the transfer. Request access.
