The Loren at Pink Beach has a small number of residences alongside the hotel, served by the hotel and with its beach, pools and restaurants. Avory arranges owner stays and introduces buyers, subject to availability.

Lo que posee

A whole villa, one of the 7 hotel residences known as the Villas at the Loren. Each is named and separately addressed on South Road, from Grove Villa at 118 to Bay Grape Villa at 130, and each carries its own land assessment number. Bermuda law calls this a hotel residence: property intended for private residential use that was built as part of a hotel development. That category is what opens the villas to Bermudians, certificate holders and international buyers alike. The villa parcel runs to 0.954 hectares, 2.357 acres, and forms part of Land Title Registry parcel SM-3220. Whether a given villa is held freehold or by long lease is confirmed for the specific residence before you commit.

Uso

Owner use runs year round, and the one real obligation is the hotel residential scheme. Under the Loren (Pink Beach and Elbow Beach) Act 2025, the relief the resort carries holds for a villa only while its owner has a written agreement with the hotel developer to use the villa, or part of it, as tourist accommodation for at least 6 months as part of the hotel inventory. The villas were built to lock off, each part with its own entrance, so you can give the hotel a section and keep the rest. A non-Bermudian may let to paying guests only through that inventory. Guest stays in an owner villa are subject to availability.

Los costes de tenencia

Bermuda charges residents no tax on earnings or profits, no capital gains tax and no inheritance tax. The recurring public charge is land tax, a percentage of the annual rental value the Land Valuation Office assigns, on a progressive scale, and each villa is assessed separately. The 2025 Act exempts the Pink Beach hotel from land tax from 6 years after the hotel opening date to the fifteenth anniversary of it, and that relief stops for any villa left out of the hotel residential scheme. The service charge for a villa is not published and is confirmed for the specific residence before you commit. On purchase there is stamp duty, the legal fee, the licence fee and an application fee.

Servicios y comodidades

The hotel runs the villas. Reception, concierge and room service reach the house, housekeeping comes daily with an evening turndown, and the kitchen, spa and beach team take orders from owners as they do from guests. Where a villa or part of one sits in the hotel inventory, the hotel books it, services it and manages the guest. Some items carry a separate charge. The list below is what The Loren publishes for its own guests and villa owners.

  • The Pink Beach Club, the open air oceanfront restaurant, serving breakfast from 7am through to dinner at 10pm, with Sunday brunch from 11.30am
  • The Maree lounge for cocktails and evening plates, and the Guest Chef Series dinners
  • The Sisley Spa: 4 treatment rooms including a couples room, 2 manicure and pedicure stations, a hair salon, separate steam rooms and a relaxation lounge over the water
  • Fitness centre, and dance classes with the In Motion School of Dance
  • 2 heated oceanfront pools set into the cliff, plus a children's pool
  • Private pink sand beach with paddle boards, kayaks, canoes and snorkelling kit
  • Concierge, room service, and daily housekeeping with an evening turndown in the villas
  • Hotel management of the villa or the part of it given to the hotel inventory under the hotel residential scheme, subject to availability
  • Club Loren membership, capped at 100 people, with a named concierge, a members' area, room upgrades and reductions on rooms, meals and spa treatments
  • Twizy electric car rental with charging on site, and transfers to the golf course of your choice under the hotel's golf package
  • Snorkelling trips and itinerary planning through the guest experience team
  • Children's programme and a kiddies pool for under 12s

The resort

Sardis Developments bought the Pink Beach Club, a club dating from 1947, and opened The Loren on 29 April 2017, the first new build hotel on the island in 45 years. The hotel side runs 45 suites plus The Residence. There are 2 heated oceanfront pools set into the cliff and a children's pool, a private pink sand beach below, the Pink Beach Club restaurant serving from 7am to 10pm, the Maree lounge, a fitness centre and the Sisley Spa with 4 treatment rooms. Work by more than 20 artists hangs through the public rooms, much of it commissioned for the building, alongside a library of 3,000 volumes. Club Loren, the membership, is capped at 100 people.

The villas

7 standalone villas stand on their own parcel beside the hotel: Grove, Hibiscus, Surf Side, Sea Cliff, Sea Sweep, Canton Bay and Bay Grape. The first release in April 2017 was 3,555 sq ft over 2 levels, 3 bedrooms and 3.5 bathrooms, with a plunge pool, an outdoor dining area, a gourmet kitchen and a garage. The second release added a bedroom and a bathroom to reach 3,793 sq ft. Two villas were finished in 2018 and the last of the 7, Bay Grape, in July 2019. A furniture package was a condition of placing a villa in the hotel inventory.

The location

116 South Road, on the cliff above the south shore in Smith's, where the parish boundary with Hamilton runs through the estate; the hotel writes its address with the Tucker's Town locality. Hotel and villa land together come to about 8 acres, and The Residence stands on a further 5.328 acres at 2A South Road. L.F. Wade International Airport is about 15 minutes by road. Route 1 buses stop at the main gates for Hamilton and St George. Spittal Pond, 64 acres and the island's largest nature reserve, lies along the same road. Winter storms can pull sand off the beach for a time.

Buying here

A non-Bermudian needs a licence from the minister responsible for immigration, applied for through a Bermuda lawyer, and title is normally held in your own name rather than in a company or a trust. Because these are hotel residences the application carries an election. Place the villa in the hotel inventory and the landholding charge is 0% of the value. Keep it for private use, which includes letting it privately, and the charge is 6.5%. Switching to private use later means notifying the minister and paying at the private rate. A purchase here can also support an application for the Bermuda residency certificate open to people who put 2,500,000 USD into the island.

Cómo lo gestiona Avory

Avory deals with Coldwell Banker Bermuda Realty, which holds the Hibiscus Villa resale, with Rego Sotheby's International Realty, which launched the villas for the developer, and with the hotel's reservations and owner team. After you enquire we send current availability, the floorplan and the asking price, arrange a viewing, and introduce a Bermuda lawyer for the landholding licence and the hotel residential scheme agreement. Stays in the villas and in The Residence are booked directly, subject to availability. Avory is not the developer and does not grant licences. Request access.
