Four Seasons Residence Club, Aviara

A deeded interest in one villa for one week of each year, recorded in San Diego County like any other California real estate deed. Ownership runs in perpetuity and passes to your heirs. Title can be held personally, jointly with rights of survivorship, in a trust or through a company. Interests come in two villa types: a two-bedroom lock-off villa or a one-bedroom premium stand-alone villa. You can buy one week or several, in one season or both, and the interest can be sold or transferred like other real estate.

Each week owned gives seven nights, checking in on a Friday, Saturday or Sunday inside your season. Gold season is weeks 1 to 23 and 41 to 52. Platinum season is weeks 24 to 40. Most interests float within the season: you request dates through Owner Services 12 months ahead, or 13 months ahead for consecutive or concurrent weeks in the same season if you own two or more. Owner Services confirms subject to availability. A limited number of Platinum interests were sold as fixed weeks, reserved automatically each year. Changes and cancellations are taken 60 days or more before the first day of the use week, subject to the cancellation fees then in force.

Double Usage splits a two-bedroom villa into a one-bedroom master suite and a guest studio for two separate weeks, at USD 85 per interval on the association's published schedule. Split Week, open to one-bedroom premium and two-bedroom owners alike, divides one week into a Friday to Monday stay and a Monday to Friday stay, at USD 135 on the same schedule. Owners enrolled in the Exchange Club can exchange into Four Seasons Residence Club Scottsdale at Troon North, or into a season they do not own at Aviara, subject to availability. Weeks can also be deposited with Interval International. Non-owner guests must be authorised through Owner Services and pay a resort fee of USD 48 per night.

The 2026 annual assessment is USD 3,462 for each two-bedroom lock-off week and USD 2,871 for each one-bedroom premium week, whichever season you own. It covers maintenance and operation of the villas, common areas and amenities, insurance, utilities, daily housekeeping and resort staff, with a share going to reserves for refurbishing the villas and clubhouses. Property tax is billed separately by San Diego County and is quoted in the resale market at roughly 1.5 per cent of the purchase price. Escrow, title and recording costs are confirmed for the specific residence before you commit.

Two clubhouses, in the Meadows and the Summits, each with a free-form heated pool, whirlpool, children's pool and a fitness centre with locker rooms, steam room and dry sauna. Daily housekeeping is included in the annual assessment. The Meadows holds the 24-hour front desk, the concierge, Seasons Restaurant and the barista bar. The Residence Club opened in December 1998, terraced into the hillside in two neighbourhoods, the Meadows and the Summits. There are 132 villas: 114 two-bedroom lock-off villas of about 1,670 sq ft (155 sq m) and 18 one-bedroom premium villas of about 1,330 sq ft (123 sq m) on the top floor. Locked off, the two-bedroom villas give a rental collection of 246 villas. The style is Spanish Colonial. A USD 22 million programme completed in 2025 renewed all 246 villas, the clubhouse, the fitness centre and the pool area, designed by Wimberly Interiors of WATG, the team behind the original opening.

7210 Blue Heron Place, in the 1,000-acre Aviara community in the south of Carlsbad, above the northern shore of Batiquitos Lagoon. The lagoon runs to 561 acres, is owned by the California Department of Fish and Wildlife and is protected as a game sanctuary and bird estuary, with a 2.7-mile trail along its north shore. South Carlsbad State Beach is about 3 miles away, roughly 8 minutes by car, and LEGOLAND California about 5 miles. San Diego International Airport is 32 miles, about 35 minutes. Aviara Golf Club, an Arnold Palmer course of 18 holes, par 72 over 7,007 yards, is nearby.

There is no restriction on a buyer from outside the United States owning California real estate. Title passes by grant deed through an escrow and title company and is recorded in San Diego County. When an owner who is not a US person later sells, the buyer generally withholds 15 per cent of the amount realised under the FIRPTA rules, set against the tax actually due. Documentary transfer tax, escrow and title fees, and whether the association holds a right of first refusal, are all confirmed for the specific interest before you commit.
