Nobu Residences · Privé Club

Privé is a members' travel club, not a property purchase. Membership is a contract with the Mexican operator behind Nobu Hotel Los Cabos, and it carries the right to reserve discounted weeks in the 60 residences beside the hotel and at the other properties in the club's portfolio. No deed, no title and no share of the building passes to you, and there is no Mexican property title to hold in a bank trust. What changes hands on a resale is the membership itself. The club publishes no tier table beyond a Penthouse level, so the tier, the term and the number of weeks are confirmed for the specific membership before you commit.

Members reserve discounted weeks at the club's properties. Residence inventory opens to members up to 90 days before travel, and the same residences are sold nightly to the public, so member reservations sit behind that window. Check-in is available on any day, direct to the residence. Restaurant reservations at the hotel are prioritised with 24 hours' notice. The club attaches an Interval International exchange membership valid for 5 years, and in August 2026 it added ThirdHome, a home exchange club the operator describes as over 30,000 homes with no nightly rates and no cleaning fees. Both are subject to availability.

The club states there are no maintenance fees. It does not publish a membership price, an annual dues figure or a per-week rate, so all three are confirmed for the specific membership before you commit. Two benefits are charged unless you hold Penthouse membership: in-residence chef service, and in-room massage at Esencia Wellness Spa, which otherwise carries 50 per cent off. Cabana reservations are prioritised for members and included at Penthouse level. Baja California Sur levies an Environmental Sanitation Tax of 4.83 USD per night of stay, which the hotel applies to every reservation.

Service at the residences runs through a custodian on each floor, with the hotel's kitchens, spa and pools a short walk across a private bridge. Members also have a gym and wet room, a kids club and a trainer at the residences themselves. The list below sets out what membership carries and what is charged on top.

Nobu Residences Los Cabos opened in 2023: 60 residences set beside the hotel and joined to it by a private bridge. WATG did the architecture and the landscape, Studio PCH the interiors, for the Chapur family. There are four types. Hikari, 1 bedroom, 1,046 sq ft or 97.9 sq m, sleeps 3. Asahi, 2 bedrooms, 2,052 sq ft or 190.6 sq m, sleeps 7. Sakyü, 3 bedrooms, 4,484 sq ft or 416.5 sq m, sleeps 11. Kogane Penthouse, 4 bedrooms, 6,142 sq ft or 570.5 sq m, sleeps 14. The rooftop holds the residences' own bar and restaurant and a fitness centre.

Nobu Hotel Los Cabos opened in 2019 with 200 rooms, also by WATG and Studio PCH. On site are four pools, one of them an adults-only infinity pool, nine dining rooms and bars from Nobu Los Cabos to Ardea Steakhouse, Esencia Wellness Spa, a 24-hour fitness centre and the Kizzu kids club. The hotel is beachfront within Diamante, and its own guidance is plain that ocean conditions there can be unsafe for swimming because of strong currents and drop-offs, so guests walk the beach and swim in the pools.

Diamante runs along 1.5 miles of Pacific coastline at the southern tip of Baja California Sur, north of Cabo San Lucas town. The Dunes course by Davis Love III, El Cardonal and the Oasis short course by TGR Design sit within the development, and the residences look over golf. Nobu arranges tee times at the Solmar course, 18 holes, par 72, 7,260 yards, by Greg Norman. Los Cabos International Airport is 34 miles or 55 km away, about 45 minutes by car. Whales pass between December and April. The Pacific wind runs hardest from spring into summer.

Read the contract before you sign. Mexican law regulates consumer contracts for timeshare style services under NOM-029-SE-2021. The adhesion contract must be registered with Profeco before selling can begin. The buyer must be given at least 5 business days from the day after signature to cancel without losing payments, and the initial payment must be refunded within 15 business days of that notice, with 9 per cent annual interest if the operator is late. Whether Privé sells under that norm or as a plain club membership is confirmed in writing before you commit.
