Grace Bay Club Residences

A whole residence at Grace Bay Club, held as a freehold strata title and registered at the Turks and Caicos Islands Land Registry. The strata lot is registered much like an ordinary land parcel, with the common areas vested in the strata corporation under the Strata Titles Ordinance. Units are individually owned and numbered. Villa C101.102, for example, can run as one three bedroom residence or as a two bedroom oceanfront unit with a separate lock-off studio. You buy from the owner, not from the brand.

There are no fixed weeks. Owners use their residence year round and, when away, may place it in the resort's rental programme, subject to availability. The current listing for villa C101.102 states a 50/50 split of rental revenue between owner and resort; the actual terms sit in the rental agreement and are confirmed for the specific residence before you commit. Short term stays attract the 12% Tourism Tax. Some Turks and Caicos schemes bar short letting altogether, so read the strata by-laws.

The Turks and Caicos levies no property tax, no council tax and no annual land charge. What an owner pays is a monthly strata fee set by the strata corporation, covering insurance, grounds, common areas and resort services, plus utilities and, where the residence is let, management and booking charges. Grace Bay Club does not publish a fee scale, so the figure for a given unit is confirmed for the specific residence before you commit.

Grace Bay Club runs the residences as part of the resort. Every suite has a personal concierge, reachable from 8am to 10pm on a resort mobile phone. Four ocean view restaurants, two bars, three pools, a spa, a tennis court and the Kids Town programme all sit on the same 1,100 ft (335 m) of beach. The list below sets out what is on site.

Grace Bay Club opened in 1993 as the first all suite resort on Grace Bay Beach. There are 82 suites and residences in three sections. The Hotel Building, the original structure, holds 22 oceanfront suites redesigned by Young Huh, for guests aged 16 and over, across three floors reached by stairs. The Villa Suites, built in 2006, run from 600 sq ft (56 sq m) to a 3,855 sq ft (358 sq m) top floor penthouse in the D building. The Estate Residences run from 800 sq ft (74 sq m) junior residences to 4,500 sq ft (418 sq m), most configured with four bedrooms. A multi-year refurbishment of The Estate starts in autumn 2026.

Grace Bay sits on the north east coast of Providenciales and is the island's centre for shops and restaurants, most of them a walk or a short drive away. Grace Bay Beach runs a little over 3 miles (4.8 km) and lies inside Princess Alexandra National Park, with the barrier reef about a mile offshore, which keeps the water calm. Around 25 resorts and hotels share the area. Providenciales International Airport is about 7 miles (11 km), a 20 to 30 minute drive, with direct flights from London, New York, Miami and Toronto.

There are no restrictions on foreign ownership. A person of any nationality may hold title. A foreign company cannot hold land directly, though it can hold shares in a Turks and Caicos company that does. Transfers are registered at the Land Registry rather than by deed, and the register is public for a $25 fee. Government stamp duty on Providenciales is 10% above $500,000, due within 30 days of the transfer, with reduced rates for Turks and Caicos Status Holders and British Overseas Territory citizens. A local lawyer usually charges about 1%.
