Rosewood São Paulo anchors the Cidade Matarazzo restoration with a Jean Nouvel tower of private residences above the hotel, served by Rosewood, with the estate's gardens, restaurants and spa. Avory introduces buyers and arranges owner stays, subject to availability.

Cosa possiedi

A residence in the Mata Atlântica Tower, held as a condominium unit under Brazilian law. You take registered title to the apartment itself, together with an indivisible share of the land and the common parts, and you may sell or mortgage it freely. Title passes when the deed is registered at the Registro de Imóveis for the district, not when contracts are signed. Rosewood markets 100 private residences here. The unit number, the floor area and the share of the condominium attaching to it are set out in the registry entry and confirmed for the specific residence before you commit.

Utilizzo

Owner use runs year-round. Nothing is allocated in weeks and there is no fixed or floating time to trade, so the residence is yours to occupy when you choose. Rosewood also lets suites in the same tower nightly, under the name Rosewood The Suites. Whether a particular residence can go into that programme, and on what terms, is confirmed for the specific residence, subject to availability. House rules on short lets, alterations and the use of garage spaces sit in the condominium convention, which you should read before you commit.

I costi di mantenimento

Each owner contributes to the building's running costs in proportion to the ideal fraction attached to their unit, unless the convention says otherwise. That charge carries the staff, the maintenance, the insurance and the shared plant. Rosewood does not publish the figure, so it is confirmed for the specific residence before you commit. São Paulo then charges IPTU every year on the city's assessed value, at a residential rate of 1 per cent, plus a banded addition that rises to 0.5 per cent on the portion of that value above R$ 1.2 million.

Servizi e comfort

Rosewood operates the building, so what a resident receives is hotel service rather than a managing agent's. Owners use the hotel team and the facilities of the wider estate, from the spa and the two pools to the restaurants and the event rooms. Residents have their own entrance at the base of the tower, with the spa and fitness floor directly above it. The list below sets out what is on site. Which of it is included for owners, and which is charged for, is confirmed for the specific residence.

  • Rosewood staff on site, with a private residents' entrance at the base of the tower
  • Asaya spa by Guerlain, on the floor above the residents' entrance
  • Fitness centre, and the Asaya Crystal Room for guided meditation and Reiki
  • Two pools: the Emerald Garden Pool and Bar, and the adults-only Belavista Rooftop Pool and Bar
  • Six restaurants and bars, including Le Jardin, open 24 hours, Blaise, Taraz and the Rabo di Galo jazz bar
  • In-room dining
  • Cinema and music studio on the estate
  • Matarazzo Ballroom and smaller event and exhibition rooms
  • Santa Luzia chapel, restored for weddings and ceremonies
  • Art tours of the 450 commissioned works by 57 Brazilian artists
  • Underground parking within Cidade Matarazzo

L'edificio

Jean Nouvel's Mata Atlântica Tower runs to 25 storeys and 93 metres in the architect's own project record, which Rosewood describes as rising 100 metres. Triptyque Architecture delivered it. Philippe Starck directed the interiors, working in Brazilian woods, stone and textiles. Louis Benech and Benedito Abbud planted the terraces and the vertical garden, which carries 250 native Atlantic Forest trees, the tallest of them 14 metres. There are 100 residences, the largest about 600 square metres, or 6,458 square feet, and a two-storey penthouse with a roof garden and pool at the top.

The estate

Cidade Matarazzo covers a seven-acre site in Bela Vista that held the Umberto I hospital and the Matarazzo maternity building until 1993. Groupe Allard, led by Alexandre Allard, restored it as a 30,000 square metre mixed-use quarter. The 1950s maternity building holds the hotel lobby, 46 rooms and most of the dining, and more than 500,000 Brazilians were born in it. The 1922 Santa Luzia chapel was rebuilt and given new glass rosettes by Vik Muniz. Shops, clinics, the Casa Bradesco cultural centre and an underground concert venue complete the estate, which was still being finished in late 2024.

The location

Bela Vista is dense and central, and the estate reads as a garden cut into it. Avenida Paulista, with the museums and galleries along it, is a short walk away. São Paulo is served by four airports, of which Guarulhos handles the international network and Congonhas the domestic one. Rosewood arranges airport transfers. Drive times here turn on traffic rather than distance, so ask for a figure for the day and the hour you are travelling. The city works the same way all year, so nothing about use turns on a season.

Buying here

Brazil puts no restriction on a foreign individual buying urban property. The ownership limits in Lei 5.709 of 1971 apply to rural land, not to an apartment in São Paulo. In practice you register for a CPF, the Brazilian tax number, which can be done from abroad, then sign the deed before a notary and register it at the Registro de Imóveis, the step at which title actually passes. São Paulo charges ITBI, the municipal transfer tax, at 3 per cent of the transaction value, with notary and registry fees on top.

Come Avory lo organizza

Avory deals with the Rosewood Residences sales office and, on a resale, with the owner and their Brazilian agent. After you enquire we confirm what is genuinely available, the floor area, the condominium charge and the registry position for that unit, and arrange a viewing at Cidade Matarazzo. Avory is not the seller and does not set price or terms. Owner residences can also be booked for a stay, subject to availability. Request access.
