Wymara Villas

A whole villa on its own registered parcel, not a fraction and not a club membership. Land in the Turks and Caicos is held on registered title administered by the Land Registry in Grand Turk, which keeps separate freehold, leasehold and strata registers and records the proprietor, the parcel area and any limitation or covenant on the title. There is no restriction on a foreign individual owning property. Four and five bedroom villas each sit on about half an acre of hillside ground above the shore. The register type, parcel number and covenants are confirmed for the specific villa before you commit.

Owner use is not rationed. You hold the villa outright and use it when you want, with the resort's housekeeping and a Villa Experience Manager on call. Owners may let the villa through the resort when they are away, subject to availability, which is how most owners based off the island run theirs. Letting is treated as a business here: the owner needs a Turks and Caicos business licence, and Hotel and Tourism Tax of 12% applies to villa and vacation rental accommodation. The Turks and Caicos levy no annual property tax, no tax on personal earnings and no capital gains tax. The recurring cost is therefore the estate and management charge, utilities and insurance, plus whatever the resort's management and letting agreement deducts. Wymara does not publish that charge, so the figure, how it is assessed and what it covers are confirmed for the specific residence before you commit. Hotel and Tourism Tax of 12% applies to any nights let to guests, and a Turks and Caicos business licence is required to let.

The villas are staffed and serviced by Wymara Resort + Villas rather than by separate contractors, and the same team looks after owners and rental guests. Everything listed below either comes with the villa or is arranged on request through the Villa Experience Manager. Sunset Cove Beach Club is reserved for villa owners and their guests, and owners can sign at the resort's restaurants, bars and spa on Grace Bay.

Wymara Villas, Sunset Cove occupies a peninsula of about 15 acres at Turtle Tail. It was built by Bruce Maclaren, owner and developer of Wymara Resort + Villas, who acquired the villa land in 2015 and set the design brief around sun, shade, the trade winds and ocean access. The four and five bedroom villas were completed in 2018, four one-bedroom pool villas followed in 2022, and the six-bedroom villas were finished in March 2026. The villas hold a Forbes Travel Guide Five-Star rating awarded in February 2026, and the estate is Green Globe certified.

Villas run from one to six bedrooms, each bedroom with its own bathroom. The one-bedroom pool villas sit at the peak of Turtle Tail and give 955 sq ft, about 89 sq m, of indoor and outdoor living. Four and five bedroom villas have an oceanfront infinity pool, a shaded courtyard plunge pool with a waterfall, a sunken firepit lounge, stone and hardwood decks and an over-the-water swim platform, inside courtyards framed by Caicos stone walls. Azure, the first six-bedroom villa, gives 6,010 sq ft of interior space, about 558 sq m, and close to 10,000 sq ft with its outdoor rooms, in limestone and oak.

The beach club sits on the west side of the peninsula, on frontage the developer rebuilt after old marina dredging left it unusable. It has a private beach, the first ocean pool in the Caribbean at 130 feet long, a 25-metre freshwater lap pool, a gym with Technogym equipment, sauna, steam room and Jacuzzi, tennis, pickleball, basketball and bocce courts, a game room, beach cabanas and a tiki bar. Land + Sea, the waterfront restaurant beside the club, opened in 2025 and serves villa guests lunch and dinner.

Turtle Tail is a narrow peninsula on the south coast of Providenciales, reached by Venetian Road, with limestone bluffs rising to about 75 feet and the shallow Caicos Banks offshore. It is quiet. Two restaurants serve the whole area and most of the peninsula is still undeveloped. Wymara Resort and Grace Bay Beach are 2.5 miles away, a drive of 6 to 8 minutes, and Providenciales International Airport is 15 to 20 minutes by road. British Airways and Virgin Atlantic each fly twice weekly from London Heathrow.

There is no restriction on a foreign individual buying in the Turks and Caicos, and the currency is the United States dollar. The buyer pays stamp duty. On Providenciales the rate is 10% of the whole consideration once that exceeds USD 500,000, under Head 2 of Schedule 1 to the Stamp Duty Ordinance, and it is payable within 30 days of execution of the transfer. Title then passes by a transfer registered at the Land Registry. Add lawyer's fees, and a business licence if the villa will be let. No annual property tax follows.
