Bulgari Resort Bali Villas

Nothing at Bulgari Resort Bali is sold to an individual. The 59 villas and mansions belong to the resort's owner, MRA Group, through PT Jimbaran Villas, and are taken by the night. What you get is a walled villa with its own tropical garden, its own pool and a shaded open-air living room, or one of the mansions, which have a separate entrance of their own and work as a house within the estate. Sizes run from the 300 sq m Serpenti Villa, through the 500 sq m two-bedroom Ocean View Villas, to the 1,300 sq m Bulgari Villa. Avory books these. It does not sell them.

Stays are booked by the night. There are no fixed weeks, no allocated time and no owner rota to join. Early arrival and late departure are accommodated where the house can manage it, subject to availability. A one-bedroom villa takes 3 people, a two-bedroom villa or mansion 6, the three-bedroom mansion 9 and the five-bedroom mansion 15 with extra beds. The five-bedroom mansions sleep 10 adults plus 5 children on existing beds. Baby cots are free for children under 2. Some offers, including the Serpenti Villa package, carry a two-night minimum and a full deposit on booking.

There is no service charge and no annual fee, because there is no residence to hold. Nightly rates are quoted on request and move with the villa category and the season. The rate covers 24-hour breakfast, a non-alcoholic minibar, 24-hour butler service, packing and unpacking, unlimited laundry with 24-hour pressing, afternoon pool snacks and the sunset aperitivo at the Bulgari Bar. The Bulgari Villa and the mansions add an airport transfer in both directions, with a VIP immigration service. Separately, Bali charges every foreign visitor a levy of IDR 150,000 per visit, payable once before you leave Indonesia.

A butler is on call around the clock in every villa, and the resort's Leisure Concierge handles what sits beyond the gates. Three house activities come with the stay: a melukat purifying ceremony at the resort temple, a yoga instructor and a walk through the village. The list below sets out what comes with a stay.

Antonio Citterio and Partners, now ACPV Architects with Patricia Viel, designed the buildings and the interiors, and the resort opened in September 2006. It covers 8.4 hectares on a limestone clifftop 160 metres above the Indian Ocean, and holds 59 villas and mansions across five villa categories plus three-bedroom and five-bedroom mansions. Walls are hand-cut volcanic stone, with natural lava and palimanan stone, bangkiray hardwood underfoot, green sukabumi stone lining the outdoor showers and pools, and alang-alang palm thatch on every roof. More than 90 Balinese antiques are placed through the estate. A Hindu temple stands at the highest point, and an antique Javanese joglo house, moved here piece by piece, forms the entrance to the spa.

Dining is Il Ristorante - Niko Romito, Italian, dinner only; Sangkar on the highest point of the cliff for Balinese and Indonesian cooking; La Spiaggia down at the beach for grilled fish; and the Bulgari Bar, under thatch, 160 metres above the water. The main pool has been reworked as the Serpenti Pool Club. There is also the Bulgari Spa, open 09:00 to 21:00 with a team of four therapists, a gymnasium fitted by Technogym, a tennis club, two Bulgari boutiques and the first Bulgari wedding chapel, built in Paras Kerobokan stone. The white sand beach below the cliff is closed to the public and reached only by the resort's inclined elevator.

The address is Jalan Goa Lempeh, between the village of Pecatu and the surf at Uluwatu, on the far south-western tip of Bali. Pura Luhur Uluwatu, the clifftop mother temple with its nightly kecak dance, is close by; the Garuda Wisnu Kencana Cultural Park is 8 km north-east. Padang Padang, Bingin and Balangan break a few minutes away, and Melasti and Pandawa beaches lie east. Ngurah Rai International Airport is about 20 km north, a drive of 28 to 40 minutes, and Kuta about 40 minutes. The Bukit is an uplifted limestone plateau with thin soil and no surface water, and is drier than the rest of the island.

Indonesia does not let a foreign individual hold Hak Milik, the freehold title; a transfer of it to a foreigner is void at law. What a foreigner may hold is Hak Pakai, a right to use, or Hak Guna Bangunan, a right to build. Each runs 30 years, then 20, then 30, to a maximum of 80 under Government Regulation 18 of 2021, and each needs Indonesian immigration documents. Nominee arrangements that park the land in an Indonesian name are unenforceable. Against all that, Bulgari sells no residence at Uluwatu. Owning on the Bukit means a separate private villa, and the title, the years left on it and the holding structure are confirmed for the specific property before you commit.
