Fairmont Heritage Place, Mayakoba

A deeded co-ownership share of one named residence. Fairmont Heritage Place is the only co-ownership offering inside Mayakoba, and each residence is divided into 12 equal shares. The share is real property: Fairmont's own material describes it as a fully deeded holiday home, and an interest can be sold, left by will or placed in trust. Mayakoba sits inside Mexico's restricted zone, so a foreign buyer holds the share as beneficiary of a Mexican bank trust rather than in their own name. The residence, the floor and the share are named in the contract.

Each 1/12 share carries 3 weeks in the residence each year. Weeks are chosen under a rotating priority system that alternates high and low season between the co-owners, so the order changes from year to year. On top of the 3 weeks, owners may reserve unlimited Heritage Time inside 60 days of arrival, subject to availability. Time can be exchanged into other Fairmont Heritage Place clubs, into Fairmont, Raffles, Swissotel and selected Sofitel hotels, and into The Registry Collection, subject to availability. Fairmont does not publish letting rules for Mayakoba, so whether unused weeks can be let is confirmed for the specific residence before you commit.

Fairmont does not publish the annual charge at Mayakoba. The amount per 1/12 share, what it covers and how it is assessed are confirmed for the specific residence before you commit. Two Mexican costs are published. The Municipality of Solidaridad, which covers Playa del Carmen and Mayakoba, charges an acquisition tax on transfer at 4 per cent of the highest declared value for transfers from 10 December 2025, and 3 per cent for transfers made between 2020 and that date. Annual predial, the municipal property tax, is also payable, and the amount for the residence is confirmed before you commit.

Residence management is run by the hotel team at Fairmont Mayakoba, and owners use the estate as hotel guests do. The list below is what Fairmont and Mayakoba publish for owners and for the residents' club. Rates and inclusions for the spa, golf and dining move with the season and are confirmed at the time of booking.

Villas stack over three levels and are sold as garden, middle floor and penthouse plates, set between the lagoons and the golf fairways. SB Architects drew the buildings, VR Design Group the first interiors and the Spanish studio Room 1804 the later ones. The first 6 residences opened on 20 March 2015, with the club planned at 30. Three co-ownership buildings were close to sold out by late 2022 and a fourth was under construction for 2024. Sizes run from 3,094 sq ft (285 sq m) three-bedroom villas sleeping 6 to a 6,028 sq ft (560 sq m) four-bedroom penthouse sleeping 8. Each has a private pool, a terrace with barbecue, a full kitchen, and a washer and dryer.

Mayakoba is a gated estate of 595 acres of mangrove and jungle on about 1 mile of beach, cut through by limestone canals and lagoons. Four hotels sit inside it: Fairmont, Rosewood, Banyan Tree and Alila, which replaced Andaz Mayakoba. The hotels are linked by the waterways, so guests move between them by boat. On the estate are more than 25 restaurants, four spas, El Pueblito town square, a sports club, and El Camaleon, the 18 hole par 72 Greg Norman course that has hosted 16 PGA Tour events.

The estate sits at kilometre 298 of the Cancun to Playa del Carmen highway, on the Caribbean coast of Quintana Roo, in the municipality of Solidaridad. Cancun International Airport is about 48 km north, just over 30 minutes by car. Playa del Carmen town is about 15 minutes south and Tulum about 60 minutes. The Mesoamerican reef lies offshore and is reached from the beach. The club splits the year into high and low season for the purpose of choosing weeks, so which weeks a share reaches depends on its place in the rotation that year.

Mayakoba is inside Mexico's restricted zone: the Constitution bars a foreigner from holding land directly within 50 km of the coast or 100 km of a border. The route in is a fideicomiso, a trust with a Mexican bank as trustee and the buyer as beneficiary, holding the rights of an owner. The Ministry of Foreign Affairs issues the permit, the property must be for residential use, and the trust runs for a maximum of 50 years. A Mexican notary closes the transfer on a public deed, and the acquisition tax is paid at that point.
