Four Seasons Residence Club, Scottsdale at Troon North

A deeded weekly interval in one of 44 two-bedroom lockoff villas. The deed is a normal Arizona real estate deed, held in perpetuity, and it can pass to your heirs or be held jointly, in a trust, or through a company. Each villa runs to about 1,670 sq ft (155 sq m), with 2 bedrooms, 2 ensuite bathrooms and a guest powder room, and sleeps 6 in comfort or 8 using the sofa beds. You may buy 1 week or several, in one season or across seasons. What transfers is the deed to the interval plus membership of the owners association.

Each week owned gives 7 nights in the full two-bedroom villa every year, checking in on a Friday or a Sunday, floating within your season and reservable up to 12 months ahead. A limited number of Platinum weeks were sold as fixed weeks, which hold the same dates every year. There are two alternatives. Double Use splits the villa into a one-bedroom residence and a studio guest suite and gives you 2 separate weeks. Split Week takes the whole villa for a 3-night Friday to Monday stay and a 4-night Monday to Friday stay. Direct Exchange with Four Seasons Residence Club Aviara and exchange through Interval International are both subject to availability.

The 2026 annual maintenance fee is 3,177 USD per interval week owned, the same figure in all three seasons. It covers property taxes, insurance, the running and upkeep of the villas, the common areas and the amenities, daily housekeeping, resort staff, and a contribution to capital reserves set by a reserve study, so there is no separate property tax bill to pay. Letting a week you do not use runs through the association's authorised broker, subject to availability. Club transfer charges and closing costs are confirmed for the specific interval before you commit.

Four Seasons runs the club and staffs it all year. Owner services take reservations on weekdays, a pre-arrival specialist makes contact about a month before you travel, and registration is open around the clock so you can reach your villa at any hour. The list below sets out what is included and what is arranged on request, at the club and at the resort next door.

The club occupies its own low adobe buildings on the desert slope, with 44 villas and a clubhouse for owners only. The clubhouse holds a 24-hour front desk, a lounge with a fireplace, a library, a billiard room, a games room, and a fitness facility with free weights, a Precor multi-gym, a Concept II rower and Technogym cardio machines, with steam rooms in both locker rooms. Outside, a two-level pool of 3,000 sq ft falls over a waterfall into a heated whirlpool, with a separate children's pool. Ocotillo Grill, the club's own poolside restaurant, serves casual lunches, and in-villa dining runs 24 hours.

The club stands a short walk from Four Seasons Resort Scottsdale at Troon North, which opened in 1999 with 210 casitas and suites, 22 of them suites, across 37 acres of adobe buildings credited to Hill Glazier Architects. Braemar Hotels and Resorts bought the resort in 2022 and Four Seasons continues to operate it. Owners hold signing privileges at the spa, the bi-level resort pool, the 4 pickleball and 2 tennis courts, and the restaurants: Talavera for modern Spanish cooking, Proof for American comfort food, Onyx Bar and Lounge, poolside Saguaro Blossom, and the Desert Orchard cafe.

Troon North is the north-east corner of Scottsdale, under the balancing rocks of Pinnacle Peak, at about 2,650 ft, which keeps the club a few degrees cooler than the Phoenix valley below. Four Seasons counts more than 330 days of sunshine a year here. Troon North Golf Club is around the corner with two par-72 courses by Tom Weiskopf and Jay Morrish, the Monument and the Pinnacle, the latter playing to 4,980 yards off the forward tees. Phoenix Sky Harbor is 29 miles (47 km) away. Scottsdale Municipal Airport, which handles private and charter aircraft, is 10 miles (16 km). July and August are the Silver season for a reason.

For a buyer outside the United States this is a title and tax exercise. Title passes by deed through an Arizona title company, and the county recorder will not record the deed unless an affidavit of legal value is appended under A.R.S. 11-1133 or a statutory exemption is noted on it. The owners association processes the transfer, and a right of first refusal may sit over a resale, so both are checked before an offer is signed. When a non-US owner later sells, the buyer generally withholds 15 per cent of the amount realised under FIRPTA, at section 1445 of the Internal Revenue Code.
