Private residences at Hanover Square with Mandarin Oriental staff and no hotel in the building.
Mandarin Oriental Mayfair on Hanover Square combines a 50-room hotel with a separate collection of private residences served by Mandarin Oriental. Residents have the hotel's spa and Akira Back restaurant on the doorstep and a dedicated residential team. Bond Street is a short walk. Avory introduces buyers to available residences and arranges owner stays, subject to availability.
What you own
A long leasehold flat at 22 Hanover Square. A two-bedroom flat marketed in September 2026 showed 995 years unexpired, so the leases here were granted at 999 years. What transfers is the leasehold title to the flat, the parking space where one is allocated, and the right to use the residents' parts of the building and the hotel facilities under the management arrangements. Lease length, ground rent and any restrictions differ flat by flat and are confirmed for the specific residence before you commit.
Usage
The flat is yours to use year round. Long lets are permitted and are openly marketed by agents at the building. Short letting anywhere in London is limited to 90 nights in a calendar year without planning permission, and beyond that the council can take enforcement action. Mandarin Oriental also markets residences for nightly stays on its own booking pages, subject to availability. Whether an owner may place a particular flat in that programme turns on the lease and the operator, and is confirmed for the specific residence before you commit.
What it costs to hold
The service charge for these flats is not published. It is confirmed for the specific residence before you commit, together with the ground rent, the reserve fund and the basis on which hotel services are billed. Council tax is set by Westminster City Council. A 982 sq ft two-bedroom here sits in band H, where Westminster's own charge for 2026/27 is £1,074.68 before the Greater London Authority precept. Purchase taxes are set out under Buying here.

The building
Rogers Stirk Harbour + Partners replaced the old 22 Hanover Square with two brick pavilions linked by a recessed stair and lift core, finished in 2024. The frame is a vertically oriented Vierendeel structure in steel and concrete, expressed on the facade and infilled with handmade brick panels and Juliet balconies. There are 10 storeys above ground and two below, where the pool sits six metres down behind glazed floors. The scheme runs to 18,963 sq m and holds 77 residences of 598 to 5,344 sq ft above a 50 room hotel. Apartment interiors are by Thomas Juul-Hansen. Ramboll engineered the building and ISG built it.
The location
Hanover Square is Mayfair's oldest garden square, between New Bond Street and Regent Street. Mandarin Oriental puts the Underground 2 minutes on foot, with Bond Street, Regent Street, Savile Row, the Royal Academy and Oxford Circus 5 minutes away, and Soho, Covent Garden and the theatres 10 minutes. Bond Street station carries the Elizabeth line. By car it is about 15 minutes to Victoria, 20 minutes to St Pancras and Battersea Heliport, and about 50 minutes to Heathrow and London City.
Buying here
England sets no restriction on foreign buyers, but the tax matters. Stamp duty land tax reaches 12% on the slice above £1,500,000, with 5% added to every band if you will own more than one dwelling, and a further 2% if you are not UK resident for stamp duty purposes. The purchase is a leasehold conveyance, so your solicitor checks the lease term, the service charge accounts, the reserve fund and the management arrangements before exchange. Allow for legal fees, searches and Land Registry fees on top.
How Avory arranges this
Avory works with the sales offices marketing these flats, among them UK Sotheby's International Realty, Knight Frank, JLL and Savills, and with the hotel's residential team for stays. After you enquire we send the current availability, floorplans, and the lease term, service charge and council tax band for each flat, then arrange viewings. Stays in a residence are booked through the hotel or with an owner, subject to availability. We hold no stock and cannot promise a flat that is not on the market. Request access.
