The St Regis Residence Club, Aspen

A deeded 1/11th club interest in a two or three bedroom club unit at the St Regis Residence Club, Aspen, recorded in Pitkin County. The interest carries 4 club weeks each use year, about 28 days, and can be sold, willed or gifted like any other deeded property. Interests come in two forms. A Fixed Club Interest names specific week numbers in a specific unit on the deed. A Premier Club Interest carries reservation rights in a unit type and a season rather than named weeks. Which form you are buying is confirmed for the specific residence before you commit.

Club weeks are numbered 1 to 52 and fall into 3 seasons: Winter, Summer and Mid-Season. A Fixed Club Interest owner uses the week numbers on the deed, for example weeks 51, 52, 1 and 2. A Premier Club Interest owner selects 3 weeks in the assigned season plus 1 week in Mid-Season, under a rotating priority letter set at conveyance. Weeks run Saturday to Saturday. Members may exchange up to 2 use weeks a year through the Vistana Residence Network, which covers New York and Scottsdale, subject to availability. Up to 2 weeks may instead go into the club rental programme, subject to availability, or convert to Marriott Bonvoy points.

Annual club dues are billed per interest and are not published. They cover resort management, housekeeping, utilities, insurance and reserves. The current figure, and whether the unit's Pitkin County property tax sits inside the dues or is billed separately, is confirmed for the specific interest before you commit. Ask for the club budget for the current use year at the same time. On purchase the buyer pays the City of Aspen real estate transfer tax of about 1.5 per cent of the price, apportioned 1 per cent to the housing fund and about 0.5 per cent to the Wheeler Opera House.

Club owners use the resort on the same footing as hotel guests, and the residence is serviced twice daily. Everything below is on site at 315 East Dean Street rather than a drive away: the spa, the heated pool and hot tubs, 3 restaurants and bars, ski storage and the house car. Ask which items sit inside the dues and which are charged to the residence during a stay.

PCL completed the building on 15 December 1992 for Savanah Limited Partnership, and it opened as the Ritz-Carlton Aspen. Three connected buildings stand at the base of Aspen Mountain behind facades of brick veneer, cast sandstone, copper flashing and a slate gabled roof. The hotel now holds 179 rooms and suites. Rottet Studio redesigned the interiors in the 2011 refurbishment. RAKxa Wellness Spa, the Thai wellness group's United States debut, opened here in 2023 to a Rowland+Broughton design with 17 treatment rooms. Velvet Buck is the main restaurant, alongside Mountain Social Bar and Lounge and the pool bar.

Starwood Vacation Ownership created the club in 2005 by rebuilding 98 of the hotel's 257 rooms in one wing as 25 club residences, and adding 16 rooms and 4 suites in the north wing to replace the keys lost. Residences are two or three bedrooms, roughly 1,700 to 2,200 sq ft, or 158 to 204 sq m, each with a full kitchen, a living room, a main suite and guest rooms. Two bedroom residences sleep up to 7 and three bedroom residences up to 9. The developer sold out, so interests now change hands by resale.

315 East Dean Street sits 2 blocks from the Silver Queen Gondola at the base of Aspen Mountain, with the shops and restaurants of the town centre in the same few blocks. Aspen/Pitkin County Airport is 3 miles from downtown, with nonstop winter service from Dallas, Chicago, Denver, Los Angeles, San Francisco, Atlanta, Phoenix, Houston, Austin and Charlotte. The airport closes from 4 April to 19 November 2027 for runway reconstruction, so plan 2027 summer weeks around a drive from Eagle or Denver. Winter weeks carry the premium here.

A non-resident buyer faces no restriction on owning Colorado real property, and a club interest is bought and recorded like any other deed. The point to plan for is the exit. Under FIRPTA the buyer of a United States real property interest from a foreign seller must normally withhold 15 per cent of the amount realised and remit it to the IRS, so a British owner selling on should expect withholding and a later reclaim through a US filing. Take US tax advice before you sign rather than after.
