Four Seasons Private Residences Whistler

A freehold strata lot in strata plan BCS1298, the private residences building at 4617 Blackcomb Way. You buy the residence itself, not a fraction, a week or a club membership, and title transfers to you at the Land Title Office when the sale completes. The strata corporation owns the common property, including the residences pool, the hot tub and the underground parking, and Four Seasons manages the building and the services. The residence carries a Phase 1 tourist accommodation covenant, the least restrictive of the Whistler covenants. The lot, its floor area and its parking are confirmed before contract.

Phase 1 means unrestricted owner use. You can live in the residence all year, leave it empty, or let it. There is no cap on your own nights and no obligation to hand it to a rental pool. The Phase 2 covenant that sits on the hotel suites next door limits those owners to 28 days in winter and 28 days in summer, and does not apply here. Nightly letting is allowed and needs a business licence from the Resort Municipality of Whistler under Tourist Accommodation Regulation Bylaw No. 2142, 2017. Owners can let through the Four Seasons rental programme, subject to availability. The resort's published minimum stay in a residence is 2 nights.

Strata fees are set per residence. On the 2,542 sq ft three-bedroom listed in September 2026 the fee is CAD 4,805 a month, covering management, the recreation facility, gardening, snow clearing and rubbish collection. Property tax on that residence was CAD 40,744 for 2025. Whistler sits outside the areas covered by the province's speculation and vacancy tax, so nothing is payable or declarable under it. On purchase, property transfer tax runs at 1% of the first CAD 200,000, 2% to CAD 2,000,000 and 3% above that, plus a further 2% on residential value above CAD 3,000,000. Figures for any other residence are confirmed for the specific residence before you commit.

Owners and their guests use the residences pool and hot tub, the resort spa and fitness centre, the ski concierge at the Blackcomb base and the house car. The list below sets out what the resort publishes as included with a residence, and what it charges for separately.

The residences occupy their own 8-storey building inside the resort, beside the 9-storey East building and the 6-storey West building. Burrowes Huggins Architects, now B+H Architects, designed the resort. CHIL Interior Design did the residence interiors, Brayton and Hughes Design Studio the hotel's. Intrawest Development Corporation developed it. The resort opened in June 2004 and the residences building completed in 2005. Four Seasons counts 37 residential units, while strata plan BCS1298 registers 36 strata lots, so the count is checked against the plan before contract. Layouts run from a 2-bedroom at 139 sq m (1,500 sq ft) to a 4-bedroom and den at 344 sq m (3,700 sq ft), with gas fireplaces, air conditioning and underground parking.

Four Seasons Resort and Residences Whistler has 178 guest rooms and 95 suites alongside the residences. The spa has 13 treatment rooms. The free-form outdoor pool is 23 metres and heated all year, and the fitness centre runs to 6,960 sq ft with Peloton bikes and daily classes. The residences have their own heated pool and hot tub. Dining is SIDECUT Steakhouse, Braidwood Tavern and The Library by the Macallan, with 24-hour in-residence dining. The ski concierge at the base of the Blackcomb Gondola handles rentals, storage, tuning and moving skis to the mountain and back.

The resort stands in Whistler's pedestrian-only Upper Village at the base of Blackcomb Mountain, in the Benchlands. The lift base is a 5-minute walk or a complimentary shuttle ride, so this is not ski-in, ski-out. Whistler Blackcomb covers 8,171 acres across two mountains, with more than 200 marked runs, 16 alpine bowls, 3 glaciers, 36 lifts and an average 1,072 cm (422 in) of snow a year. Vancouver International Airport is 135 km away, about 2.5 hours by car on the Sea to Sky Highway. Whistler Municipal Heliport is 9 km north. A summer floatplane from downtown Vancouver takes 30 minutes. The ski concierge closes in late April.

A non-Canadian can buy here. The federal prohibition on non-Canadians buying homes runs to 1 January 2027, but it applies only inside a census metropolitan area or census agglomeration, and Whistler is in neither. The province's additional property transfer tax on foreign buyers applies in five other regional districts, not in the Squamish-Lillooet Regional District. The federal underused housing tax was eliminated for 2025 onwards. Where a residence has been let nightly it counts as commercial, so 5% GST can apply on the sale. A buyer who registers for GST and keeps letting it can defer that; a buyer who stops letting pays at closing. Take Canadian tax advice before you sign.
