Waldorf Astoria Residences

Three different things sit under one brand name here. In Miami you buy a deeded condominium unit in the tower at 300 Biscayne Boulevard, with a share of the common elements, held in the ordinary Florida way. In Dubai you buy freehold in the DIFC, registered with the DIFC Registrar of Real Property rather than the Dubai Land Department, and foreign nationals may hold it in their own name. Beverly Hills is a hotel only. No Waldorf Astoria residences are sold there, so that address is for stays.

Owner use is year round in both buildings. Letting is governed by the condominium documents in Miami and by the building rules in the DIFC, and the operator's short stay programme is not open to every unit, so the position is confirmed for the specific residence before you commit. Where an owner puts a residence into a programme, guests book through the hotel and nights are subject to availability. Both buildings run a service charge that pays for the shared plant, the staffed lobby, security, the pool and spa, and the residents' share of the hotel services. Neither Miami nor the DIFC publishes a rate that can be relied on, so the figure is confirmed for the specific residence before you commit, from the developer's budget in Miami and from the owners' association statement in Dubai. Florida property tax is assessed by Miami-Dade County on the county's own valuation. In the DIFC the buyer pays a freehold transfer fee of 5% of the price or the market value, whichever is greater, with the exemptions set out in the DIFC Real Property Regulations.

Owners are served by the hotel team in both buildings. Miami has its own residential lobby on the third level and a building concierge, with house account signing privileges and preferred access to the spa and the other hotel venues. The list below is drawn from each building's published material. What a given residence may call on is set out in its management agreement.

300 Biscayne Boulevard is a 100 storey tower of 1,049 ft on the Bayfront Park frontage, drawn as 9 offset glass cubes of 10 or 11 floors each. Carlos Ott took the concept, Sieger Suarez Architects is architect of record and BAMO did the interiors. It holds 360 residences above a 205 key Waldorf Astoria hotel. Homes run from junior suites to 4 bedrooms, with 10 ft ceilings, 12 ft in the penthouses, and up to 11 ft glass. The top 5 floors form a single penthouse of more than 30,000 sq ft. PMG develops with Greybrook Realty Partners, S2 Development and Mohari Hospitality. Completion is targeted for 2028.

The Dubai residences are not a new build. There are 28 of them on floors 51 to 55 of Burj Daman, directly above the Waldorf Astoria hotel that runs from floor 18 to floor 50. Daman Real Estate built and sold them, and handover ran in May 2025. They come as 1, 2 and 3 bedroom homes and penthouses from 1,264 sq ft to 4,319 sq ft, finished in brass, marble and wood in a 1960s New York register, with the clock in Peacock Alley drawn from the 1931 lobby clock in New York.

Worth being plain about this one. Waldorf Astoria Beverly Hills is a 12 storey, 170 room hotel at the junction of Wilshire and Santa Monica Boulevards, opened in 2017, designed by Gensler with interiors by Pierre-Yves Rochon, with a spa, dining, a Graff Diamonds shop and a ballroom for up to 200. Hilton's own residences page does not list Beverly Hills. The branded homes going up beside it at One Beverly Hills carry the Aman name, not this one, so Avory treats Beverly Hills as a stay, subject to availability.

Miami sits on Biscayne Boulevard with the Bayfront Park frontage in front of it and Downtown and Brickell behind, so the views run over Biscayne Bay to Miami Beach and the Atlantic. Dubai sits inside the financial centre: Hilton places the hotel within 10 minutes of the Burj Khalifa, the Dubai Mall and the Museum of the Future, and Booking.com puts the Dubai Mall 1 metro stop away. Beverly Hills is at the junction of Wilshire and Santa Monica Boulevards, next to the Beverly Hilton.

The DIFC is a separate legal district with its own property register, so a purchase there does not go through the Dubai Land Department. Title is registered with the DIFC Registrar of Real Property, and a foreign national may hold freehold in their own name. The buyer files the freehold transaction with the Registrar and pays the freehold transfer fee, normally 5% of the price or market value, whichever is greater. Any lease of more than 6 months must be registered with the Registrar, which matters if you intend to let.
