Aman Nai Lert Bangkok Residences

A whole ownership residence in the Aman Nai Lert Bangkok tower, on the upper floors of the same building as the hotel. What actually transfers depends on how the building is registered. Foreign nationals generally cannot own land in Thailand, and the project was announced in 2019 as a hotel and branded residences held under a long-term leasehold structure on Nai Lert family land. The instrument, the term, any renewal, and the unit and floor are confirmed for the specific residence before you commit.

Owner use runs year round. The tower holds 52 Aman suites alongside the residences, so an owner lives beside a working hotel and can use its spa, pool, restaurants and host team. Aman and the developer do not publish a letting policy, a minimum stay or the house rules for the residences, so those are confirmed for the specific residence before you commit. Where an owner lets a residence through the operator, or where Avory arranges a stay in an owner residence, that is subject to availability.

Neither Aman nor Nai Lert Park Development publishes a service charge, a sinking fund contribution or a management fee for these residences. The figure, how it is assessed and what it covers are confirmed in writing for the specific residence before you commit, along with utilities and any charge for use of the hotel facilities. Thai land and building tax, and the registration and transfer costs payable at the Land Department, are quoted by your own Thai lawyer against the actual price.

The residences sit above three floors of Aman Spa and Wellness, a 25 metre outdoor pool, a fitness centre and seven venues for dining and socialising. The list below sets out what is on site, floor by floor where Aman publishes it. Which of these an owner reaches as of right, and which are billed on use, is confirmed for the specific residence.

A 36 storey tower by Jean-Michel Gathy of Denniston, who drew both the architecture and the interiors. Nai Lert Park Development topped it out in 2024 at 141.35 metres above the city, and the hotel opened on 2 April 2025. The tower holds 52 Aman suites from 94 square metres and 39 branded residences, reported on floors 11 to 36. One bedroom residences run up to 127 square metres, or 1,367 square feet. Four bedroom penthouses are published at up to 2,200 square metres, or 23,681 square feet. Most have private terraces and 3.2 metre ceilings.

Nai Lert Park is a seven acre private garden in the Lumpini embassy district, on Wireless Road in central Bangkok. The family has held it since 1915, when Lert Sreshthaputra bought the land and built the teak house that is now the Nai Lert Park Heritage Home museum on the estate. The postal address is 1 Soi Somkid, Pathumwan. Suvarnabhumi Airport is 45 to 60 minutes by car and Don Mueang about 45 minutes. Traffic peaks from 7.30 to 9.30 in the morning and 4.30 to 7.30 in the evening.

Thailand restricts foreign ownership of land, so a foreign buyer holds either a unit in a building registered as a condominium, within the limits Thai law sets on foreign held units, or a long-term lease of the residence. The 2019 announcement of this project described a long-term leasehold structure.
