Amanyara Villas, Turks and Caicos

A whole villa inside the resort, held as registered title in the Turks and Caicos land register, which a foreign individual may hold in their own name. Aman offers the Amanyara villas for ownership and currently lists the property as resale, so what transfers is an existing villa and its plot rather than a new build. Not all of the estate is freehold: 17 acres were leased from the Crown for 999 years in 2012 for the villa and spa expansion. Whether your villa is freehold or sits on that lease is confirmed for the specific residence before you commit.

There is no residence or nationality test. Foreign individuals buy and use freely, while a foreign company or trust must hold through a local entity. When the owner is away, Aman markets the villas as resort accommodation, with a villa host and chef on site for the whole of every stay and no extra staff fee. Whether a specific villa has to join the resort rental programme, and on what split, is confirmed for the specific residence before you commit. Owner and guest stays are subject to availability.

The Turks and Caicos has no annual property tax and no capital gains tax, so the recurring cost is the running cost of the villa and the estate rather than a tax bill. Aman does not publish an annual charge for the Amanyara villas, so the amount, what it covers and how it is assessed are confirmed for the specific residence before you commit. Stamp duty on a Providenciales transfer is 10 per cent of the whole price above USD 500,000, payable within 30 days of execution. Letting is taxed under the tourism tax at 12 per cent, with a 10 per cent service charge usually added.

The villas come staffed, and Aman runs the resort around them. The services list sets out what an owner or a guest has on the estate, from the villa host and chef who stay on site to the Aman Spa, the four tennis courts, the three dining rooms and the watersports off the beach.

Amanyara sits on 18,000 acres of nature reserve at Northwest Point, with about half a mile of white sand beach. Jean-Michel Gathy designed the resort and its villas: low pavilions set around ponds and gardens, with black infinity pools. The trade press counted 36 standalone pavilions and 20 private villas in 2023, and Aman's own index lists 11 villa types and 9 pavilion types. Villas run from 980 sq m (10,520 sq ft) at three bedrooms to 1,686 sq m (18,160 sq ft) at six. The villas offered for ownership were designed by Olson Kundig. The resort is closed until 20 October 2026 for works.

Northwest Point is the quiet end of Providenciales, an island 15 miles long. The resort is a 25-minute drive from Providenciales International Airport, which takes flights from more than 20 cities. The water in front is the Northwest Point Marine National Park, where the barrier reef, the wall and deep water all sit close to shore. Inland is the Northwest Point Pond Nature Reserve, two ponds with birdlife and cave systems. The public track beyond the resort is soft sand and traps most vehicles. The currency is the US dollar.

There is no licence to apply for. The Turks and Caicos places no restriction on a foreign individual owning property and no prior government consent is needed, which is unusual in the region. A foreign company or trust cannot hold land directly and buys through a local company or trust instead. A local law firm handles the transfer, title is registered in the national land register, and stamp duty falls due within 30 days of execution. A purchase can also make a buyer eligible for a resident's certificate, with eligibility set by the price paid.
