A fee simple deeded interest in a named residence at 567 Mountain Village Boulevard, recorded with San Miguel County and held the same way as any Colorado condominium. The authorised agent is clear that this is deeded fractional ownership and not a timeshare. Interests are sold as one twentieth, one tenth, one fifth and one quarter shares, each attached to a two bedroom or a three bedroom residence. You may use it, lend it to family and friends, gift it through the family or resell it. Some deeds carry a Telluride Ski and Golf Club membership that runs for as long as you hold the deed.

Each interest carries a set week plan. A floating one tenth gives 2 planned summer weeks, 2 planned winter weeks, 1 float week and space available use, subject to availability. A floating one twentieth gives 1 planned summer and 1 planned winter week, with a float week one year and space available use the next. A fixed one twentieth gives 1 fixed winter ski week, 1 rotating summer week and bonus time, meaning unlimited use in the spring and autumn off seasons. Rotating one fifth and one quarter interests give 2 prime winter weeks, 2 prime summer weeks and 2 float weeks. Float and space available weeks are booked once all planned weeks are confirmed.

Owners may place weeks in the lodge's in house rental programme, subject to availability, and may donate planned weeks to a charitable cause. The deed also brings travel benefits: Diamond tier status in ALL Accor Live Limitless across more than 4,500 Accor hotels, including Fairmont, Raffles, Sofitel and Swissotel, with a 20 per cent owner rate off the rate of the day and room upgrades subject to availability. Weeks can be exchanged into the Registry Collection portfolio, again subject to availability. Some residences take dogs, first come first served, at $25 per dog per night for up to 2 dogs.

Annual dues are billed per interest and cover insurance, management, water, sewer, trash, snow removal and a contingency fund, alongside the staffing and amenities listed below. The figure turns on the size of the residence and the size of the interest, and the club does not publish it, so it is confirmed for the specific residence before you commit. San Miguel County property tax on the interest shows as $669 a year on current two bedroom deeds. On a purchase, a real estate transfer assessment of 3 per cent of the price goes to the Telluride Mountain Village Owners Association, which funds the gondola.

Fairmont staffs the lodge and runs it as a full service residence club, with a spa, pool and ski valet on site and a team that plans your stay before you arrive. The list below sets out what is included, what is arranged for you on request and what carries a charge. Check in is from 4:30 pm and check out by 10:00 am.

The lodge opened in 1996 and holds 63 residences in the Mountain Village core. Deeds in three bedroom residences are recorded from 1998. Two bedroom, two bathroom residences run to 130 sq m, or 1,399 sq ft, and sleep 6. Three bedroom, three bathroom residences run to 167 sq m, or 1,797 sq ft, and sleep 8. Each has a full kitchen, separate living and dining areas, a gas stone fireplace, a washer and dryer and a balcony. A $30 million refurbishment of all 63 residences and the lobby, designed by The Ranch House of Boulder, is running 5 or 6 residences at a time and is due to finish in autumn 2028.

Mountain Village sits at 9,545 feet, and the ski valet is at the base of the Mountain Village Express, lift 4, a few steps from the door. The free gondola runs from the village centre to the town of Telluride in about 12 minutes, daily from 6:30 am to midnight, and closes for maintenance in late spring and autumn. The Telluride Golf Club is across the street, its course at 9,500 feet. The ski area has more than 2,000 skiable acres, 4,400 feet of vertical and 309 inches of average annual snowfall. A Four Seasons resort is under construction on 4 acres of the village core, a multiyear build.

Colorado places no restriction on foreign ownership, so a UK buyer takes the same deed as a US buyer. A local title company handles the closing, records the deed with the San Miguel County Clerk and Recorder and settles the 3 per cent transfer assessment. Where the deed carries the Telluride Ski and Golf Club membership, a one time club transfer fee is paid at closing. US withholding and filing rules apply when a non resident sells, so take US and UK tax advice before you buy.
