One&Only Private Homes

Each home is sold by a local developer that licenses the One&Only name from Kerzner International Limited. The homes are not owned, developed or sold by Kerzner. What transfers depends on the country. At Kéa Island the developer sells freehold, and describes the villas as the first freehold branded private homes in Greece, in a gated and fully serviced community. At Mandarina and in the Hudson Valley the buyer takes a condominium unit and signs up to the condominium regime. The tenure, the plot and the unit are confirmed for the specific residence before you commit.

You use the home yourself. Under the published Hudson Valley terms, homeowner privileges extend to up to 8 named guests, and friends and family may stay when the owner authorises it and gives their names to the Private Homes team in advance. Access to resort restaurants, the spa, ClubOne fitness and KidsOnly is subject to availability and prior booking. The Private Homes Rental Programme is optional, and the resort lets the home while you are away, subject to availability. The Homeowner Exchange Programme opens stays in other One&Only Private Homes at participating resorts, subject to availability.

One Service is the mandatory package for every One&Only homeowner. It is a single fee covering administration, services and the maintenance of the home and the common areas, coordinated by your One Contact. Owners get an annual report on maintenance, and on letting where the home is let, plus quarterly financial statements. Anything a la carte costs extra. No fee figure is published, so the amount is confirmed for the specific residence before you commit. Portonovi's developer publishes Montenegro's annual property tax at 0.25 to 1.5 per cent and VAT at 21 per cent, and says the progressive transaction tax does not apply when you buy direct from the developer.

The resort runs the home, and the list below is what One&Only publishes for Private Homes owners across the collection. What is actually included, and what sits on the a la carte menu at extra cost, is set out in the One Service schedule for the specific residence and confirmed before you commit.

Mandarina has 55 villas in two styles: villas of 4,470 to 7,890 sq ft inside with 4, 5 and 6 bedrooms, and estate villas of 11,480 sq ft inside with 8 bedrooms across two homesites. The Hudson Valley has 54 villas of 2 to 5 bedrooms. Moonlight Basin has 62 homes, from a 4 bedroom of 3,670 sq ft sleeping 8 to a signature 6 bedroom of 5,670 sq ft over 3 floors. Kéa Island runs from a 1 bedroom of 107 sq m inside on a 1,000 sq m plot to a 5 bedroom of 824.6 sq m inside on 7,130 sq m. Portonovi offers 3 and 4 bedrooms.

Kéa Island sits across 60 hectares of western coastline, with 75 resort villas beside the private homes. Dolphin Capital Partners leads the development and John Heah of Heah & Co in London designed the architecture. Mandarina is by RLH Properties, the Hudson Valley by Nolan Reynolds International, next to the Culinary Institute of America. Moonlight Basin is One&Only's first resort in the United States, overseen by Lone Mountain Land Company, with 73 guest rooms, 19 guest cabins and the 62 homes. Portonovi, open since 2019 and owned by PASHA Real Estate Group, covers 26 hectares with a 238 berth marina.

Kéa Island is 15 minutes by helicopter or 45 minutes by speedboat from Athens, above Vroskopos Bay in the Cyclades. Portonovi stands at the entrance to Boka Bay in Montenegro, a UNESCO World Heritage region. Moonlight Basin is in the forested foothills at Big Sky, Montana. The Hudson Valley homes are 90 minutes by road from Manhattan. Le Saint Géran sits on a peninsula at Belle Mare in Mauritius, and Mandarina on the Riviera Nayarit coast of Mexico. Fiji, on 127 acres of Nacula Island and 30 minutes by seaplane from Nadi, opens in 2029.

The process changes with the country. Greece allows freehold, and the Kéa Island villas are sold that way. In Mauritius, residences are sold to non-citizens under the Property Development Scheme, which puts them on freehold land, and the Economic Development Board states that a non-citizen who pays more than USD 375,000 for a scheme villa becomes eligible for a residence permit. In Mexico and New York the purchase is of a condominium unit under the local condominium regime. Whether Le Saint Géran sits under the Property Development Scheme is confirmed for the specific villa before you commit.
