Speak to us

Montage Deer Valley at Empire Pass has private residences within the resort, ski-in ski-out, with Spa Montage, pools, and the hotel's restaurants. Avory arranges owner stays and introduces buyers, subject to availability.

What you own

A whole ownership condominium at 9100 Marsac Avenue, held outright. You take the residence itself, a share of the building's common areas and membership of the Montage Deer Valley owners association. The building holds 81 residences, traded furnished or unfurnished. The brand is not part of the sale: the resort runs under a Montage licence held by the seller, DV Luxury Resort, LLC, and Montage Hotels & Resorts states that it does not own, develop or sell the residences. Resales go through the on-site sales office, marketed by Ohana Realty Corp.

Usage

There are no fixed weeks and no usage calendar. The residence is yours year-round, and owners run a house account at the resort for dining, spa, retail and laundry charges. Nightly letting is permitted, and the resort takes residences into its own booking inventory as one, two, three and four bedroom private homes, subject to availability. Several floor plans include a lock-off guest room with a private entrance, so part of a residence can be let while the owner keeps the rest. The terms of the letting programme are confirmed for the specific residence before you commit.

What it costs to hold

Dues are billed quarterly by the owners association and track floor area. Residences listed in September 2026 carried quarterly dues of USD 16,315 on 3,376 sq ft, USD 21,297 on 4,407 sq ft and USD 25,413 on 4,876 sq ft, which is roughly USD 19 to USD 21 per sq ft a year. They cover management, insurance, security, common area taxes, reserves, snow clearing, the shuttle, electricity, gas, water and sewer. The Empire Pass Master Owners Association bills Montage owners separately, at USD 2,512 for 2026. Annual property tax on those three residences ran from USD 41,756 to USD 60,308.

Services and amenities

Owners reach the hotel's services from the residence door, through a residential concierge team based in the private owners' lounge on the eighth floor. Preferred pricing, priority dining and spa bookings and direct billing all run through the house account, and apply at Montage Deer Valley only. The list below is what sits on site.

  • Ski-in ski-out access, a two minute walk from the Empire and Lady Morgan lifts
  • Compass Sports on site for ski and bike rental, lift tickets, tuning, boot warming and gear storage

The building

Mountain craftsman in rough hewn stone and timber, with deep terrace overhangs, exposed timber brackets and gabled roofs. Exterior by HKS Hill Glazier Studio, interiors by Wilson Associates, developed by The Athens Group of Phoenix and built by Layton Construction on a former mining site in Empire Canyon, on 157 drilled foundation piers. It opened in December 2010 at a reported cost of USD 280 million and holds 174 guest rooms and suites, with the 81 residences on the upper six floors, over three levels of heated underground parking. Hotel rooms and restaurants were refitted in 2023; residences are refitted by their owners.

The location

Empire Pass sits at the top of the Marsac Avenue road at 8,200 feet. The Empire and Lady Morgan lifts are a two minute walk, with the Ruby lift and Slope Stream alongside. Deer Valley runs 4,500 skiable acres, 209 runs and 32 lifts for the 2026/27 season, and plans 5,726 acres at full build out. It hosts the moguls and aerials at the 2034 Winter Olympics, on the Champion and White Owl runs. Park City's Main Street is about 10 minutes down the hill. Salt Lake City International is 38 miles away, about a 40 minute drive.

Buying here

Three things a UK buyer should plan for. The seller states this is not an offering of property in jurisdictions that restrict interstate real estate offerings unless it has been qualified there, so check how the sale reaches you; the New York offering plan is filed under CD100065. Utah taxes a second home on 100 per cent of market value, where a primary residence is taxed on 55 per cent. And when a foreign owner sells, the buyer must withhold 15 per cent of the amount realised under the FIRPTA rules, reclaimed later by filing with the IRS.

How Avory arranges this

Avory works with the Montage Residences Deer Valley sales office, marketed by Ohana Realty Corp, and with the resort's residential concierge. After you enquire we send the current list of residences with floor plans, the quarterly dues and the tax bill on each one, then arrange a viewing with the sales office. Owner stays are arranged directly with owners, subject to availability. Avory is not the seller and does not act for Montage. Request access.
